Tankless Electric Water Heaters in Florida: The Honest Guide

Tankless water heaters have earned their popularity: endless hot water, no bulky tank in the garage, and no 50-gallon flood when a tank finally lets go. But the gap between a great tankless install and a disappointing one comes down to two things almost nobody explains up front: sizing and electricity.

Florida's secret advantage: warm groundwater

A tankless unit doesn't store hot water — it heats water as it flows through. How much it can heat depends on the temperature of the water coming in. In Michigan, incoming water might be 45°F in winter; the heater has to raise it 65+ degrees. In Southwest Florida, groundwater typically arrives in the 70s. That smaller "temperature rise" means a tankless unit here delivers more flow than the same unit up north. Florida is genuinely one of the best climates in the country for electric tankless — the math simply works better.

The part nobody mentions: amperage

Electric tankless units draw a lot of power while running — whole-home models commonly need 100–150 amps across multiple double-pole breakers. Many Florida homes have 150–200 amp service total. That doesn't automatically rule tankless out, but it means the very first question isn't "which model?" — it's "what does your panel look like?"

If an installer quotes you a whole-home electric tankless without asking about your electrical service, be careful. The right process: check the panel first, then size the unit, then quote — with any electrical work scoped plainly and performed by a licensed electrician. That's not fine print; it's how the two trades are supposed to work together.

Sizing: fixtures, not brochures

The brochure number ("up to 5 GPM!") means nothing without context. What matters is your real simultaneous use: two showers at once? Shower plus laundry? A soaking tub with a high-flow filler? Count the fixtures that genuinely run together, add their flow rates, and size for that at Florida's temperature rise. Undersizing is the number-one cause of tankless regret — the water never goes cold, but the flow disappoints every single day.

Permits are not optional

In Florida, replacing a water heater — tank or tankless — requires a plumbing permit and inspection. A tankless conversion may also involve an electrical permit for the new circuits. This protects you: the inspector verifies relief valves, connections, and code compliance on equipment that runs unattended in your home every day. Any quote that skips the permit is telling you something about the rest of the job.

Honest pros and cons

Pros: endless hot water, reclaimed floor space, no tank-failure flood risk, longer service life than tanks, and efficiency gains from not keeping 50 gallons hot around the clock.

Cons: higher upfront cost than a tank swap, possible electrical upgrades, and periodic descaling in our harder water. And if your household rarely runs out of hot water today, a quality tank may honestly be the better value — a good contractor will tell you that instead of upselling.

The bottom line

Tankless electric is a genuinely great fit for many Southwest Florida homes — warm groundwater sees to that. Just insist on the honest sequence: panel check, real sizing from your fixtures, licensed electrical coordination, permit and inspection.
